What is the process of applying for a Unnati Home Loan?

Step 1: Our sales executive will get the application form filled from customer and will submit loan application along with required set of documents.
Step 2: Application would be assessed on the basis of various eligibility and funding norms.
Step 3: A property valuation and title check may be carried out by the company representative to determine the property value and legal clearance of the property to arrive at the loan amount.
Step 4: Based on the internal and regulatory guidelines, PNB Housing may approve or reject the loan application.
Step 5: Submission of the original property documents are required along with signing of agreements, handing over of registered property papers and submission of NACH/ECS.
Step 6: Upon finding all the documents in order, PNB Housing will disburse the loan amount to the developer/contractor/seller based on the progress of construction. The EMI/Pre-EMI will commence after the disbursement.

Am I eligible for Unnati Home Loan?

You are eligible for a loan if you an Indian citizen or a person of Indian origin and are a salaried/self-employed professional/businessman. Unnati Home loan is specially designed for the salaried/self-employed customer, who may or may not have sufficient income documents but have sufficient income to service monthly EMIs. So whether you are a salaried individual or owning a self-business set up, Unnati Home loan is a right product for you.

Your loan eligibility will be determined by PNB Housing on the basis of income, age, qualification, number of dependents, assets, liabilities, stability and continuity of occupation, savings and prior credit history among other factors. Further, the loan eligibility will also be dependent on the value of the property selected by you. You can also check your eligibility using our eligibility calculator.

Can customer apply for an Unnati Loan online?

Yes, Customers have the facility to apply for loan online.

All you have to do is sign up on 'ACE' platform, fill up the online application form, upload KYC and income documents, pay initial processing fee online, e - sign and submit the application.

Who can avail subsidy under Pradhan Mantri Awas Yojna (PMAY)?

A beneficiary family not owning a pucca house in any part of the India is eligible for this subsidy subject to income criteria as defined for the family under various schemes for EWS/LIG. Through this scheme, the beneficiary is eligible to avail interest subsidy on the purchase/construction of a house/enhancement of a dwelling unit. Can I get a loan for buying commercial property under Unnati Loans?

Yes, commercial property purchase i.e. NRPL (non-residential property loan) facility is available under Unnati Loans.

Can one prepay Unnati Loan? Are there any foreclosure charges?

Yes, it can be prepaid without any foreclosure charges for salaried/self-employed individual profile customers.

Does the property need to be insured?

Customer should ensure that the property is insured against uncertainties like earthquake, fire or damage and destruction due to natural and man-made calamities, during the tenure of the loan.

What percentage of property value can be funded?

We can fund upto 90%* of property value for salaried individuals and upto 80%* for self-employed individuals applying for home loan.

In case of Non Residential Property Purchase, we can fund upto 70%* of cost of purchase or market value, whichever is lower.

Can Unnati home loan be given to self-employed customers who may not have formal income proof?

Unnati home loan can be extended to self-employed customers who do not have formal income proof. However, these customers need to have sufficient income to service monthly EMIs. In all these cases, customers to have independent business set up.

Can I avail loan for buying a plot and constructing residential house on the same? Can I avail balance transfer on my existing home loan from other institution? Yes, Balance Transfer facility is available from specific financial institutions.

Can I get a loan on the property for which seller is already running a loan from other financial institution?

Yes, Seller BT facility is available from specific financial institutions. I am getting salary in cash. Can I get Unnati home loan?

This facility is available only for applicants working with government organizations.

For non-government employees, cash salary can be considered for any of the applicant/s subject to the other co-applicant/s getting salary by cheque.
